The average price of a house in the UK has surpassed £300,000 for the first time, according to the country's largest mortgage lender.

Having fallen in each of the final two months of 2025 amid uncertainty surrounding Rachel Reeves's late-autumn budget, house prices rebounded by 0.7 per cent in January, Halifax said.

Halifax is forecasting further house price growth of between 1 per cent and 3 per cent in 2026, which is broadly in line with what other economists are predicting.

Ashley Webb, a UK economist at Capital Economics, is among the more optimistic, estimating that house prices will increase by 3.5 per cent this year.
